1. Parties
This agreement is entered into between RICOS RINCONES (hereinafter "the Landlord") and the booking guest (hereinafter "the Guest").
2. Purpose
The purpose is the short-term tourist rental of the selected accommodation, pursuant to Decree 28/2016 of the Junta de Andalucía on tourist properties.
3. Duration and check-in/check-out
The stay begins on the check-in date from 16:00 and ends on the check-out date before 11:00, unless otherwise agreed.
4. Price and payment
The booking price is displayed during the reservation process and covers the accommodation for the indicated number of nights. It does not include additional charges that may arise during the stay.
5. Security deposit
A security deposit is required; the amount varies by property. The Guest will receive payment instructions by email after booking confirmation. The deposit will be fully refunded within 7 calendar days after check-out, provided the accommodation is returned in the same condition.
6. Maximum occupancy
The Guest agrees not to exceed the maximum occupancy stated on the property listing. Violation may result in immediate cancellation without refund.
7. Liability
The Guest is responsible for any damage caused during the stay. The Landlord is not liable for the Guest's personal belongings or for incidents beyond the property.

9. Governing law
This contract is governed by Spanish law. Any disputes shall be submitted to the courts of Málaga, Spain.
